Current:  East Surrey is in a Stable Market with 8 %SOLD rate, 10 DOM and 98% Sell/List Ratio.
                      (This means that there is an average (m) of a $51,400 increase from the original list price)

Most Active Range: Homes below $1.5 mill. have 17.8 % SOLD rate.
Least Active Range: Homes between $2.3 mill - $3.2 mill. have 2.6 %SOLD rate.

History: The Surrey East Year-To-Date Home Price Index HPIp (Top 50%) shows that prices decreased $394,492.
               The Surrey East Year-To-Date Home Price Index HPIp (Lower 50%) shows that prices increased $365,734.
                        *The HPIp (Home Price Index) is an approximate reflection of the Average Home Price Changes.

Forecast: East Surrey has an average Listing Supply; 386 homes are for sale and with the 8 %SOLD  monthly rate gives us ~13 months of inventory. 16% of the active listings have reduced their price by $102,457 on average and $98,200 on median in the last month. We project East Surrey to be a continued Buyer market.

Greater Vancouver July 2022:

July Real Estate Market shows that 95% of Vancouver's Detached homes monthly prices dereased in July by ($27,459) on average. This is the 2nd biggest drop we've seen since Aug 2016.  On the other hand, the Fraser Valley prices dropped a record ($54,553) on average. This drop is caused by  interest rates increases, and recession worries. We are forecasting that the majority of the Metro Vancouver Markets will continue to be in a Buyer’s Market for the next 6 months.

Currently, Both the Condo Markets and Townhouse Markets are also in a Buyer's Market, with Average Price decrease of ($5,978) and ($15,528) respectively. This is the ALL-TIME price drop we have seen on Record.  This drop is caused by  interest rates increases, and recession worries. We are forecasting that the majority of the Fraser Valley Markets will continue to be in a Buyer’s Market for the next 6 months.
