Current: West Surrey is in a Buyer's Market with an average listing inventory, 9 %SOLD rate and a 9% Sell/List Ratio.  
                     (This means that there is an average of a $49,000 sales discount from the original list price)

Most Active Range: Homes below $1.35 mill. have 14.6 0%SOLD rate.  
Least Active Range: Homes between $1.35 mill. - have 0.0 % SOLD rate.

History: The Surrey West Year-To-Date Home Price Index HPIp (Top 50%) shows that prices decreased $175,962.
                The Surrey West Year-To-Date Home Price Index HPIp (Lower 50%) shows that prices decreased $141,343.
                 *The HPIp (Home Price Index) is an approximate reflection of the Average Home Price Changes.

Forecast: West Surrey has average Listing supply; 253 homes are for sale and with the 9 %SOLD monthly rate gives us a ~17 months of inventory. 3% of the active listings have reduced their price by $77,875 on average or $55,000 median in the last month. We project West Surrey to be a Buyer's market.

Greater Vancouver December 2022:

The Vancouver Real Estate Market shows that 71% of the Detached Homes in December decreased their values by ($8,770) on average. That means 29% of the markets have actually gone up in December!  We are forecasting that the majority of the Hongcouver Markets will stabilize this February and we should see price increases in March.

Currently, Both the Condo Markets and Townhouse Markets are also in a Buyer's Market, with the Average Price decrease of ($1,837) and ($8,461) respectively. In December, 89% of Fraser Valley Real Estate Detached Market prices decreased by ($26,006) on average.  We are now forecasting that the majority of the Hongcouver Markets will stabilize in February 2023. This cash influx should trickle out and stabilize the Fraser Valley by March or April .
