Today East Vancouver, North Vancouver and Coquitlam are demonstrating a strong sellers' market (21+ %SOLD rates) while other Vancouver markets are in stable market conditions. Most of the upper Fraser Valley including White Rock and Maple Ridge are in a buyers market.
Current: West Surrey is a buyer's market with sizable listing inventory, a 14 %SOLD rate and a 97% Sell/List Ratio. (This means that there is an average of a $13,000 sales discount from the original list price)
Most Active Range: Homes between $400,000 and $500,000 have 23.1 %SOLD rate pushing prices up. Home sales have average discounts of only $11,000 and 15 days on the market.
Least Active Range: Homes above $800,000 have 3.3 %SOLD rate with average discounts of $48,000.
History: The Home Price Index* (RMR HPI) shows that average Surrey homes had a minimal price increase of 1% from Jan- July 2011. This $6,858 increase brought the HPI* to $470,299. Year-To-Date the Home Price Index * has increased $36,146.
Future: March's total listings Inventory is 179 less for the same period last year. The new listings exceeded the sales 132 last month meaning that we could see listing levels increase to more of an oversupply level and turn this market into a stronger buyer's market.
